Booking Terms & Conditions

‘We’ and ‘us’ refers to Garn Farm / Warmth & Wonder.

By making a booking, you agree that you are over 18 years of age and where there may be age restrictions in place, you declare that you and all members of your party are of the appropriate age – and you agree to our Privacy Policy and the following Booking Terms and Conditions:

1. Arrival and Departure Times

Earliest check in is 3:30 pm and latest check in is 8.00pm on the day of arrival. We kindly ask that you check out by 11.00am on the day of departure.

We may be able to offer some flexibility to these times nearer the time of your booking if you contact us, but this must be arranged before hand.

2. Minimum stay / Check-In days are as follows:

Short breaks: 3 Nights Weekend (Friday to Monday) | 4 Nights Midweek (Monday to Friday)
Weeks: 7 Nights Week Stay (Monday or Friday Check-in)

If you have a specific day or duration that you’d like to book, that differs from the above, then please contact us to enquire as we may be able to offer some flexibility (subject to season & availability).

3. Bookings and Payment

Our online booking system enables guests to make bookings 24 hours a day – the booking system will guide you through the booking process and send you an email confirming your booking with payment details. This is an automated system and does not constitute acceptance by us – if for any reason we are unable to accept your booking we will contact you within 24 hours.

A Booking is confirmed on receipt of the non-refundable deposit for all bookings with check in dates of more than 8 weeks away. For all bookings that have a check in date of less than 8 weeks, payment for the booking will be required in full and the entire booking will be non-refundable. (Please see point 4. Cancellation).

Phone or email enquiries will be dealt with in the order they are received, but please be aware that we will only reserve your selected dates for 5 days without receipt of the suitable payment. If payment is not made within 5 days your booking will be cancelled. Therefore, if possible, we do recommend that you book  using the online booking system.

Payments can only be made via BACS (banks automated clearing system), Paypal or Cheque.

Where a deposit has been paid, full balance payment must be paid 8 weeks in advance of your check in date. Non payment of the balance on or before the due date shall be construed as a cancellation by the Hirer.

3. Hirer’s Obligation

The Hirer agrees:

  • To pay for any breakages, losses or damage to the property. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any additional cleaning costs incurred as a result of not leaving it clean.
  • To permit us reasonable access to the property to carry out any urgent maintenance.
  • Not to sublet or share the property except with persons nominated when booking. The maximum number of persons allowed at the property is clearly stated and must not be exceeded. (We reserve the right to terminate the hire without notice and without refund in case of a breach of this condition).

4. Cancellation

Cancellation by you at any time will result in your deposit being forfeited, as all deposits are non-refundable. All monies paid for a holiday (deposit and balance) are non-refundable within 8 weeks before check in date.

If you wish to cancel the booking please advise us immediately by telephone or e-mail followed by a confirmatory letter. Upon receipt of the e-mail/letter we will do our best to obtain a replacement letting and, if such replacement is obtained, will then refund you (less the deposit) any monies paid. If we are unable to re-let then we shall be entitled to retain all payments already made.

Transfer booking – if you wish you can transfer your balance to a new booking if you cancel your booking at least 8 weeks prior to your holiday and re-book before your original holiday start date.

5. Non-Availability of Property

If, for any reason beyond our control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The Hirer shall have no further claims against Garn Farm / Warmth & Wonder.

6. Privacy and noise

The Owners are on site and on hand for any help and advice. The Barn sits alongside the owners house and the owners and guests are asked to respect the privacy of one another and keep noise and disturbance to one another to a minimum, with no outside noise immediately around the Barn and Farmhouse after 10pm (there are other outside areas for socialising after this time).

7. Children

Children are very welcome at The Barn, and we have designed the space with children in mind, and we do ask you to be mindful of point 8. below on safety. There is a stair-gate for the main bedroom, plus a cot and clip on high chair, available on request.

8. Caring for Your Safety

Every reasonable effort has been made to indicate possible safety hazards in the property description. However, it is guests responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of the property so that in an emergency you can get out quickly and easily. Please read and respect any warning/hazard/restriction notices that we have placed in the property and around the land

  • Sleeping platform
    The sleeping platform in The Barn is reached by a ladder stairs which is steep, but does have rails on both sides. It needs to be used with care and you are advised to go up and down the stairs facing forwards. The sleeping platform has restricted head space, much like a large tent but indoors, warm and cosy. This sleeping space is not suitable for children under 12 yrs, but does have a lockable stair-gate to stop children going up.
  • The land and woodland
    The woodland and fields surrounding The Barn are open for you to explore, but note the land and paths are steep in places and so not accessible for everyone and you do so at your own risk. You must respect the fencing and be aware of the boundaries of the land at Garn Farm, not trespassing onto neighbouring land.
  • Open water
    There are streams and an unfenced pond with open water nearby The Barn and across the land, so children playing outside must to be supervised at all times.

9. Pets

As we are a farm with livestock unfortunately currently our general rule is that dogs are not allowed at The Barn.

10. Smoking

Smoking is NOT allowed in or immediately outside The Barn.

11. Bed Linen

All bed linen is provided with the exception of cot linen, and beds are fully made up and ready for your arrival.

Bath, hand towels, and tea towels are also provided.

The beds can be made up as double beds or twin beds plus 1 single – please advise us when booking what arrangements you would like the beds made up in. If you do not make a specific request the default bed configuration will be provided.

12. Parking

Two car park spaces are provided adjacent to the property. If you require more parking spaces you must enquire and agree this with us beforehand so that we can make provision for this elsewhere on the property.

13. Group Bookings

Group bookings and bookings for running courses on site are welcome (and we can advise on other local accommodation) but must be agreed with us at booking, and include an agreement on numbers of people, cars and access to the site in writing.

Bookings for a single sex group (for example, a stag or hen party) should check with the Owners beforehand. In event that we do not accept this type of Booking then it is with regret, that the Booking may be cancelled and cancellation fees may apply. It is the Guest’s responsibility to enquire beforehand to make sure that this type of booking is permitted.

14. Maximum Numbers

Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy the property. We reserve the right to refuse admittance or revoke a booking if this condition is not observed and you are unlikely to receive any refund.

15. Complaints

Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. Discussion with us whilst you are in residence we hope will rectify any shortcomings straight away. If after this you feel that the complaint still remains unresolved then notify us in writing, within 7 days of returning from your holiday. Please help us to help you by following this procedure which is designed to effect the speediest possible investigation and rectification of complaints. We cannot subsequently consider any complaints or enter into any correspondence about them unless this procedure has been followed.

16. Pricing

The Owners reserve the right to amend advertised prices at any time. We also reserve the right to correct errors in both advertised and confirmed prices. Special note: changes and errors sometimes occur.

17. Insurance

We recommend that you take out cancellation cover insurance for all members of your party.

18. Special requests

If you have any special requests (for example dietary requirements, cots or room setup), please let us know at the time of booking. We will of course make every effort to respond positively to such requests, but cannot guarantee that they will be met and we will have no liability to you if they are not.
